The Level 3 Building Survey — sometimes called a Full Structural Survey — is our most thorough inspection. Croydon Surveyors recommends it for any property built before 1930, any home you plan to renovate, or any property where you suspect structural issues or hidden defects.
Our RICS surveyors inspect every accessible area of the property, from the roof structure and chimney stacks down to the foundations and subfloor voids. We use specialist equipment including damp meters, thermal imaging and borescopes where necessary.
Real example: One of our clients was about to pay £385,000 for a 1920s semi-detached in Norwood. Our Level 3 survey revealed significant lateral spread in the rear wall, historic roof spread and rising damp in the kitchen. The client renegotiated a £28,000 reduction — more than covering the cost of the recommended works.
The RICS HomeBuyer Report is the most widely used survey in England and Wales, and for good reason. It gives buyers a clear, traffic-light assessment of a property's condition, a market valuation and a reinstatement cost estimate for buildings insurance purposes.
Our Croydon surveyors recommend the HomeBuyer Report for properties built after 1930 that appear to be in reasonable condition. It's faster to produce than a Level 3 survey but still covers all the key areas you need to know about before exchanging contracts.
Client story: A young couple purchasing their first home in Addiscombe commissioned a HomeBuyer Report. It flagged Category 3 (urgent) issues with the flat roof over the extension and missing damp-proof course bridging. Their solicitor used the report to request remediation before completion — saving them around £4,000 in repairs.
The Condition Report is the most straightforward of the three RICS survey levels. It provides a clear snapshot of a property's condition using a simple traffic-light rating system, with no recommendations or valuations.
It's most suitable for new-build properties or recently renovated homes where major defects are unlikely, and where you simply want professional reassurance before proceeding. It's also the quickest and most affordable option.
An accurate, independent property valuation is essential in a wide range of situations — from purchase and sale to probate, divorce, Help to Buy redemption, stamp duty disputes and rent reviews. Our RICS-compliant valuations are accepted by all major UK mortgage lenders, HMRC and the courts.
Croydon's property market has changed significantly in recent years. With regeneration around East Croydon and Westfield, values have risen substantially in some areas while others have remained flat. Our surveyors know the local market intimately, ensuring your valuation reflects reality — not just a desk-based algorithm.
If you're planning building work that affects a shared wall, boundary or nearby foundation, you're likely required by law to serve a Party Wall Notice on your neighbours under the Party Wall etc. Act 1996. This applies to most extensions, loft conversions, basement works and significant structural alterations.
Our party wall surveyors in Croydon have handled hundreds of party wall matters, from straightforward single-storey extensions to complex basement excavations in Victorian terraces. We can act as building owner's surveyor, adjoining owner's surveyor or as an agreed surveyor for both parties.
Not every situation calls for a full building survey. If you've spotted a specific problem — a crack in the wall, signs of damp, a bouncy floor, or concerns about the roof — our Specific Defect Report gives you an expert opinion on that single issue.
We also offer standalone damp reports, structural crack assessments and pre-sale advice for sellers who want to understand their property's condition before putting it on the market.
Common defects we investigate: subsidence and heave, cavity wall tie failure, flat roof deterioration, timber decay and woodworm, condensation vs rising damp, chimney structural issues and lintel failure.
